Company «Compagnie De Phalsbourg» instructed us to perform feasibility study of a land plot intended for further acquisition and construction of a shopping center. Our Customer needed to get answers to the following questions:
- Is it essentially possible to site the project in this territory?
- What is the largest site area that can be allocated for future construction?
- What will be the financial costs of clearing the construction site of existing utilities?
- How long will it take to prepare preliminary design and project documentation, up to obtaining a construction license.
To provide the Customer with comprehensive information on the potential acquisition target, we have:
- Considered all legal, town planning and geological aspects of sighting the construction project;
- Performed a detailed analysis of the existing utilities in the land plot which must be relocated to clear a maximum construction area and held negotiations with the city operating organizations regarding a possible relocation of these utility networks;
- Considered a potential traffic scheme for the future project and received its preliminary approval from the city authorities;
- Performed analysis and gave an opinion on the engineer support facilities for the future project;
- Checked the status of the territory with a view to its functional purpose, presence of hazardous industries and other restrictions;
- Performed a visual and dimensional analysis of siting the building;
- Formulated for the Customer our conclusions regarding the attraction of the land plot for acquisition;
- Outlined a list of priority actions to launch the investment project;
- Forecasted design and construction periods for the project;
- Calculated a provisional budget for relocation of the utilities, taking into account different possibilities of siting the shopping center.
Thus our Customer received thorough, detailed and high-quality information on the potential acquisition target which allowed them to make a well-grounded decision.
